Ms Deeds has not performed a title examination of the subject property and makes no opinion or warranty as to the quality of title. If one of the signatories to the document is a trustee or a personal representative/executor of an estate, RRES has not, unless indicated in writing by Ms. Deeds, reviewed any of the trust documents, any applicable will, the letters of authority, or anything else associated with the trust or the estate, and makes no opinion on whether the signatory is authorized to sign the documents. In those cases, the signatory should consult an attorney in the State where the property is located before signing the document(s). All fees are due and payable upon receipt of the ordered document. Requestor agrees to pay all costs of collection, including reasonable attorneys' fees, even if no litigation is commenced to collect the funds owed for the ordered document(s).

In preparing the deed, Ms Deeds is acting in the role of a paralegal or legal assistant under his or her supervision who needs to independently review and approve the deed prior to execution and recording.
